Investing for Your Future

Whether you are in the "Golden Years" of retirement, or just interested in making a great long-term investment, real estate property can offer many benefits.

On a long-term basis, investment property is very stable and secure, although it may not be as exciting as the stock market. Buying an extra house or piece of property takes little imagination and is very simple, but the chance of failure is very remote.

Real Estate is a superior financial alternative to stocks or Certificates of Deposit because it offers:

  • Cash flow from rental income
  • Mortgage reduction
  • Appreciation of property value
  • Tax Benefits

If you are interested in investing in Real Estate Property, let Dick Eberhardt work with you to identify Investment Property that will provide the best return possible for your risk tolerance.

Investing for a Child or Grandchild

A grandmother in Naperville bought a small house at a reasonable price with the intention of providing for her grandson's college education some day. She rented the house to tenants, and used the rental income to pay the mortgage, so over and above the initial investment, purchasing the house cost her very little on a monthly basis.

At an early age, the grandson learned how to collect rent payments and pay a mortgage. Over the years, the child experienced the responsibilities of maintaining a house by cutting the grass and painting.

Years later, the rental house was sold, and the proceeds used for the grandson's tuition payments at the University of Notre Dame.

Small houses can be bought with fewer than $10,000 down payment, and a loan for the balance to be paid off over the years by the tenant.

Tax Deferred Exchange to Build an Estate

In the stock market, we are taxed on the profit we make on each stock when it is sold.  We then use the lessened balance to invest in another stock. Investment property offers a great advantage over stock since it may be exchanged, and the taxes on the gain deferred to the future. One can pass their properties to their heirs through a spill over trust, and actually pay no tax or depreciation on the profit.

Dick Eberhardt will work with you to meet the requirements of the 1031 Starker tax deferred exchange for clients using real estate investments to build their estate.
